March  2009  Big  Bear Real Estate Market on the rise…

As shown by the Big Bear Real Estate Board and the Big Bear MLS,  Big Bear Lake 1st quarter real estate statistics are in and for the 1st quarter this year sales have increased 35.8% over the same period  last year.

Coincidentally the number of active listings have decreased 6.5% over last year as this supports the strong demand for Big Bear properties.  In addition the number of  active  listings has fallen about 8% in the last year (from approximately 1614  to 1485 active listings this March 2009).

Big Bear MLS  figures show over 60 sales in Big Bear Lake in the last 30 days and current listings have now fallen below 500 as there are only 471 listings in today’s  market for Big Bear Lake. The median sold price was 375,126 with an average time of 205 days on the market.

Coupled with the earlier monthly  report of  Big Bear Lake home values increasing  13.6% since  last year makes purchasing a Big Bear home  a very shrewd investment, especially in these times.

January’s 2009 monthly sales report from Fidelity National Title has just been delivered…in comparison from January 2008 to January 2009 the average price in Big Bear Lake has increased 13.6%…last years median price in Big Bear Lake was $345,794 dollars and today figures show a median home price of $392,769 dollars for Big Bear Lake…

Even the County of San Bernardino area of Big Bear City shows an overall increase  in the last year of 7%…homes in Big Bear City were selling last January for a median price of $220,872 dollars and now this January the median sale price is $236,250 dollars…

Well we are off to a good start for  the new year in Big Bear and our real estate market has already increased  in sales compared to January 2008. The numbers from the in Big Bear Real Estate Board/MLS show a  60%  increase in sales activity from January 2008 to January 2009 furthermore the current number of listings in Big Bear MLS  has decreased from 1471 listings to 983.  Simply said buyers are buying…
