Buyers are finding looking east into Big Bear City can pay dividends…
As the current average price of a home in Big Bear Lake was $392k for August 2009 as reported by the Big Bear Real Estate Board from figures in the Big Bear MLS, buyers are finding out by moving east can mean buying a larger house or even a house with a larger lot can be much more inexpensive than a home in Big Bear Lake. And yet buying a home in Big Bear City or Sugarloaf, or Whispering Forest is just a few minutes away from Big Bear Lake.
The Big Bear Real Estate Board reported figures from the Big Bear MlS in August 2009 showing the average price of a home in Big Bear City was $237,946 dollars. What is even more important, Fidelity National Title reported for this same time the price trend for home values in Big Bear City was up 5.1% for the same period last year. The sales trend for this same time showed 29 homes being sold during this time. In August 2008 the number of sales was 28. The average square foot price for Big Bear City was $156 a square foot. Simply said Big Bear Lake Real Estate is on fire…but hold on for all you sellers…the current real selling market is for properties listed below 300k…sure there are sales above 700k, but in this sales market for last two months the focus and sales have been for the most inexpensive listings.

Fidelity National Title Company Reports 5% Increase in Home Values for Big Bear Lake
As reported this week by the County Assessor of San Bernardino County, Big Bear lake home values have increased 5% since April 2008. The average price of a home in Big Bear Lake for April 2009 was $475,147. What is probably more interesting for investors is the number of actual sales has increased 41.7% . This only verifies my previous blogs that our market here in Big Bear is on the move.
Even Big Bear City figures show a 15.8% increase in the number of sales in comparison to April 2008. As for San Bernardino County the number of sales has also increased to 46.8%. [Read more]

March 2009 Big Bear Real Estate Market on the rise…
As shown by the Big Bear Real Estate Board and the Big Bear MLS, Big Bear Lake 1st quarter real estate statistics are in and for the 1st quarter this year sales have increased 35.8% over the same period last year.
Coincidentally the number of active listings have decreased 6.5% over last year as this supports the strong demand for Big Bear properties. In addition the number of active listings has fallen about 8% in the last year (from approximately 1614 to 1485 active listings this March 2009). [Read more]
